How the Aislelabs Property Database Reveals Emerging Development Trends

How the Aislelabs Property Database Reveals Emerging Development Trends

Property Database - Trend

Over the past few months, we’ve been doing something different at Aislelabs. We’ve built and published a new type of database – one that captures new and upcoming developments across mixed-use properties, hotels, and coffee shops globally. The Aislelabs New Property Database is more than a list. It’s a living source of insights for developers, retailers, MSPs, VARs, and systems integrators who want to stay ahead of what’s coming next in the built environment.

Why? Because in today’s experience economy, knowing where the next cluster of foot traffic will appear is critical. Whether you’re scouting for new retail locations, expanding your WiFi network infrastructure, looking for CRM integrations in high-growth zones, or understanding what your competitors are doing, visibility into the next wave of property developments helps you act sooner.

At Aislelabs, our mission has always been to turn WiFi from a cost center into a profit center. This property database adds to that. It brings together granular, location-based intelligence on projects still in planning or early construction stages – so your strategies can be proactive, not reactive.

Where are Developers Building New Experiences

Since January, we’ve tracked over 280 new developments. These span hotels, coffee shops, and mixed-use spaces across North America and the Middle East. The top 10 cities accounted for nearly 40% of the entries.

Highlights:

  • Cincinnati, Ohio saw a significant cluster of new mixed-use and hospitality entries
  • Dubai and Riyadh remain hotspots for hospitality and coffee-focused formats
  • Secondary cities like Haddonfield (New Jersey) and Mississauga (Ontario) are gaining momentum

For solution providers and integrators, these areas represent zones of early engagement. Establishing infrastructure and digital services before opening unlocks long-term partnerships.

Who is Driving the Most New Projects

We also looked at the developers and firms repeatedly showing up in the data. Here’s a view of the top 10.

Some takeaways:

  • Sanders Development Group stood out with multiple listings in Ohio and Michigan
  • Several new names appeared in January and February, often tied to smaller hospitality projects
  • A surge in boutique coffee developments shows growing interest in experiential micro-retail

What Type of Properties are Gaining Ground

Property types remain a key lens into future foot traffic. Here’s what Q1 looked like:

Key shifts:

  • Mixed-use developments lead by volume, especially in urban expansion zones specially in North America
  • Hotels have rebounded sharply in markets like India, Saudi Arabia, and Southern Europe
  • Coffee properties are increasingly being designed as anchor experiences within larger complexes

As we continue monitoring, we’re also understanding whether properties are part of airport zones, mall redevelopments, or high-street transformations – opening up a more detailed view in future editions.

Case in point, Cincinnati’s neighborhood transformation

One clear example of concentrated development comes from Cincinnati, where a series of adjacent properties are being developed by Sanders Development Group. Three of the new sites include:

  • A mixed-use retail complex with integrated food court and flexible co-working
  • A boutique hotel targeting business travelers and medical tourists
  • A walk-in specialty coffee store with local art displays and seasonal popups

This kind of clustering offers a varsity of options for layered services – from unified guest WiFi across sites to behavior analytics tied to visit timing and dwell zones. Aislelabs has worked with similar property groupings to surface anonymized trends that inform staffing, layout changes, and local promotions.

Make your Outreach Smarter, Start with the Data

What can you take away from this? Location intelligence isn’t just about footfall metrics post-launch. It starts at the blueprint stage.

  • Target high-growth areas early with tailored WiFi, CRM, and analytics solutions
  • Use developer trends to prioritize outbound campaigns
  • Monitor evolving formats like coffee hybrids and anchor stores

Our Q2 dataset is underway and will offer an even deeper look into emerging developments.
